Our model is simple:

Brooklyn Heights operates similarly to established retreat centers where hospitality and programming remain separate — allowing retreat leaders to maintain full creative ownership while the venue focuses on delivering an exceptional setting.
Approved retreats, workshops and classes will be featured on our website events page and amplified through our social channels as part of a collaborative partnership.

Financial Structure (Choose the Fit)
Our goal is to keep finances clean and drama-free.
⭐ Default Model: Split Revenue Streams
Guests pay Brooklyn Heights for lodging. Guests pay you for the program
Brooklyn Heights earns: 100% of lodging revenue (campsites, RV-sites, cabins, etc.)
You earn: 100% of retreat tuition/program fees (classes, teaching, workshops, adventure)
*Lodging rates remain consistent with standard Brooklyn Heights pricing to ensure fairness for all guests and sustainability for the venue. Retreat leaders structure their program pricing independently around these established accommodation rates.

Option A: Accommodation Block Guarantee (For Serious Leaders)
For larger retreats, we can reserve an accommodation block for your dates.

You commit to a minimum lodging block (agreed in writing)

We hold inventory for your guests

You focus on ticket sales and filling the retreat
This structure gives you certainty—and gives us predictable revenue.
Option B: Co-Marketing Venue Fee (Optional / For Select Events)
For retreats that require extra coordination or heavy co-marketing support, we may add either:

A flat venue hosting fee (typically $300–$500 depending on size), OR
-
A small percentage of program revenue (10%) only when we are actively co-marketing and supporting ticket conversion
We’ll only use this structure when it’s clearly justified and agreed upfront.
🌿 Accommodation Blocks & Payment Structure
For approved retreat partners who wish to reserve lodging inventory, Brooklyn Heights offers accommodation block options designed to keep planning simple and transparent.

Accommodation blocks require a 40% lodging deposit to secure dates and hold lodging inventory.

Deposits are fully refundable within 30 days of booking.

After the initial 30-day period, deposits become non-refundable due to the impact on calendar availability.
-
Remaining lodging balances are due no less than two weeks prior to the retreat start date.

Unused accommodations may be released back into public availability if minimum participation levels are not met.
Lodging rates remain consistent with standard Brooklyn Heights pricing to ensure fairness and long-term sustainability. Retreat leaders maintain full control over their program pricing and structure.

We approve retreats that align with our property, guest experience, and safety expectations.
We look for:

“Rage party” style events

Anything unsafe, illegal, or high-liability without proper insurance

Events that conflict with campground vibe or community standards

Liability, Insurance, and Policies (Clear Expectations)

Cancellations, weather policies, and payment timelines are outlined in a simple written agreement / contract of understanding for each retreat.

Do I control the retreat brand and ticketing?
Yes. You own the retreat brand, program details, pricing, ticketing, and marketing.
Do you require approval?
Yes. Every retreat is approved to ensure fit, quality, and safety.
Can I do a whole-camp buyout?
Sometimes. Whole-camp buyouts are available in select windows depending on season and occupancy. Whole Sectors of the campground are always manageable.
Do you provide food/catering?
Not currently (unless stated for a specific event). Most retreats either self-cater, do potluck-style, or hire a local option. We can assist with many local options.
Can you help promote?
Yes. Light promotion is possible for select events (social posts and inclusion on our events page), especially for approved partners who are a strong fit.
Can I get a discount on lodging?
At Brooklyn Heights we keep lodging rates consistent with our standard pricing structure so that the venue remains sustainable long-term and fair for all guests.
Instead of discounting accommodations, our model is designed so that retreat leaders build their program pricing independently around the published lodging options.
This approach keeps things simple, transparent, and allows you to maintain full control over your retreat’s pricing and profitability.
That said, we’re always happy to explore creative structures — such as organizer accommodations, lodging blocks, or incentives tied to attendance — depending on the scope of the retreat.
